Charlotte/Mecklenburg tax revaluation

Mecklenburg County tax Values. "To revalue or not to revalue that is the Question!!"

In a recent Board of County Commisioners meeting the subject of the 2009 re-evaluation of property was discussed. As most of the Mecklenburg County citizens know it has been proposed that due to the vast increase in home prices over the past few years the tax values in our community is approx 20% behind actual values.

Since the state of North Carolina requires that homes must be re-valued by no more that an 8 year span period and that the tax values must reflect a true picture of the actual selling price Mecklenburg county BOCC last year approved the 2009 revaluation.

Enter the current economic conditions!!!!

Since that decision however our market conditions have changed! Home values in many places, while substantially up from the prices depicted in the last valuation (2003 values), prices have retreated from their highs thus creating a possible artificially higher than market price for many homes.

What to do now!

So now the BOCC is reconsidering their position and considering a 1 year moretorium on the revaluation. At Wednesday night meeting the board has decided to pospone its final ruling on this matter until its 1st December meeting and allow the new incoming board which will consist of 4 newly elected commissioners to make the final determination.

I would like to hear from anyone who has a thought on this issue because there are definitely pros and cons for doing/not doing the reval in 2009.
